20 comparisons from Dubai rent contracts registered with Ejari (609,300 in the 12 months to 15 Oct 2026), and monthly medians back to January 2019. Each one compares two things and shows how the answer changes with what you compare.
The agent's view
“A new 1-bed lease costs AED 65,000 this year against AED 65,000 in the same weeks a year ago. If a landlord asks for a big rise at renewal, the new leases signed around you are your best argument.”
"Rents keep going up" is true for the tenant who renews. The lease records show the order in which the market turned.
Feb 2021A new 1-bed lease bottoms at a median AED 37,000 a year, from AED 50,000 in January 2019.
Jul 2023New 1-bed rents are back at their January 2019 level.
Sep 2025New-lease rents peak: AED 70,000 for a 1-bed, AED 100,000 for a 2-bed (Sep 2025).

Median rent on new leases, 1-bed and 2-bed flats, each month, January 2019 to Oct 2026
In January 2019 a new 1-bed lease had a median rent of AED 50,000 a year.
It fell to AED 37,000 in Feb 2021, came back to its 2019 level in Jul 2023, and peaked at AED 70,000 in Sep 2025.
In Sep 2026 it was AED 67,000.
The 2-bed took the same path: AED 70,000 in January 2019, AED 57,000 at the low, AED 100,000 at the peak in Sep 2025, AED 100,000 in Sep 2026.
The 2-bed is at its peak; the 1-bed is 4% below its own.
The latest month in the line is the last full month. Monthly medians before 2024 come from the same Ejari records; we hold the individual leases from 2024.
Comparison 2 of 20
Across all leases, rents moved +2.9% to +5.5% on the year. Like for like, the rent on a new lease moved between −7.8% and −3.2%.
Rent change, 1 Jan–15 Oct 2026 against the same weeks of 2025: all leases (median) and new leases (like for like)
Across every lease that started this year, the median 1-bed rent is AED 58,000, against AED 55,000 in the same weeks of 2025 (+5.5%).
Renewals pull that figure: a renewing tenant's rent catches up with the market a year late.
For someone signing a new lease the year looks different.
We compare the same building, bedrooms and size band in both years: a new 1-bed is −5.4% and a new 2-bed −5.9%.
A new 1-bed has a median of AED 65,000 this year.
480,371 leases in 2026 and 498,142 in the same weeks of 2025.
Comparison 3 of 20
New leases were −23.6% on 2025 in April, and +14.9% in September.
New leases starting each month, January to September, 2025 and 2026
In January and February 2026 the count of new leases was +10.9% and +10.1% on 2025.
Then it fell away: 14,538 new leases in March (−17.6%) and 12,363 in April (−23.6%).
Fewer people moved in the first months of the conflict.
The count came back from June. August had 24,356 new leases (+11.7%) and September 26,991 (+14.9%), the most of any September we hold (from 2024).
Comparison 4 of 20
More of the market is people moving: 44% of August leases were new, against 39% in August 2025.
New leases as a share of all leases starting each month
Most leases are renewals. In August 2024 new leases were 40% of the month; in August 2025 39%; in August 2026 44%. A renewal is the same tenant staying; a new lease is a move.
Renewals are often registered weeks late, so the latest months show too few of them.
Comparison 5 of 20
In 2021 a new tenant paid 3% less than a renewing one for a 1-bed. In 2025 30% more. Since April 2026 it is 19%.
Median new 1-bed lease over median 1-bed renewal, each month since January 2019 (monthly average by year in the text)
The gap was widest in 2025. New-lease rents move with the market at once; renewals follow a year late, so when new rents stop rising the gap narrows.

The leases and their limits
Leases.Dubai Land Department Ejari rent contracts, residential, one unit per contract. A lease is dated by its start date. "New lease" means a new tenant on a 6 to 13 month lease (the market rent); "renewal" is the same contract renewed. All figures come from the BUY DUBAI and RENT DUBAI facts cube (4a48f7dc5675); the rules are in its registry.
History. Before 2024 we hold monthly medians by home type from the same records, January 2019 to December 2023 (comparisons 1, 5 and 14). We do not hold leases before 2019.
Communities. Each lease is placed in one of Dubai Municipality's communities by its Land Department area. A figure needs 10 or more leases; a change needs 30 or more on each side.
Adverts. Active yearly rent adverts from listing sites on 2026-10-16, placed in a community by name. One home can be advertised more than once.
Medians. Every rent is a median: half the leases are above it. A median moves when the mix of homes changes. A date on a chart marks an event; it does not show that the event caused a change.
